This comprehensive medical clinic, part of the University of Texas Medical Branch Galveston Health System, is a testament to creating unique solutions to meet the growing needs of the local community. Phase 1 began in 2010 with UTMB leasing 45,000 SF of a former retail big box in a prime location along I-45 in the Victory Lakes development of League City. Although in a high bay space, the ceilings were 9 feet tall; to facilitate access and future modifications to the MEP systems, a sub-structure was designed and installed at 14 feet above the floor from which to suspend MEP systems.
With the same architect, planning and design of Phase 2 began in 2019 and added 43,000 SF to the clinic footprint, nearly doubling the size and taking the remainder of the former retail space.
Following construction, a significant water hammer issue developed. After much analysis by the engineering team and testing by the construction team, the problem was isolated to the incoming water line outside the building perimeter. The water line was excavated, and the contractor found a series of over a dozen unexplained random elbows were placed in the incoming water line. Once the elbows were removed, the problem was resolved. The problem would not have been solved without the Engineer, Architect, Contractor, Tenant, and Landlord working together to find and resolve the problem.
