It emphasizes sustainability, inclusivity, and flexibility, aligning with TIAA’s commitment to a carbon-neutral and equitable future. The design is anchored by a “universal neighborhood” concept that balances open workstations with private and collaborative spaces. Agile development zones, quiet libraries, and focused work areas accommodate a wide range of work styles. Every space is intentionally planned to promote productivity, connection, and adaptability.

Employee experience and sustainability are central to the campus design. Amenities include a fitness center, medical clinic, pharmacy, recreational spaces, and a 300-seat auditorium with advanced technology. With an on-site solar system supplying 20% of energy needs, the campus is designed to use significantly less energy and water than code and LEED baselines. Targeting LEED Platinum certification, the facility sets a new standard for environmentally responsible and people-focused workplace design.
