The Memorial Villages Medical Office Building is a 5-story, 125,000 square foot build-to-suit facility for Kelsey-Seybold Clinic, located along Interstate 10 at Campbell Road to serve patients in the Spring Branch, Memorial, and greater West Houston areas.

Adjacent to the building is a new seven-level parking garage connected by a covered walkway at ground level.

The first-floor houses extensive range of specialty services including a pharmacy, lab, radiology and diagnostics with an MRI suite, CT suite, mammography, four ultrasound rooms, fluoroscopy, three X-ray bays, and DEXA, along with patient exam rooms and an employee breakroom.

Floors two through four accommodate Kelsey-Seybold’s specialty clinic program, featuring six MOHS procedure rooms with a dedicated lab, two audio booths with a dedicated audio lab, and additional clinical exam and support spaces to serve a wide range of specialty practices.

Telios provided MEP engineering and technology design services for this project. The building infrastructure includes two 750kw natural gas parallel generators, two 250-ton air-cooled chillers, and a dedicated 10,000 CFM energy recovery wheel to support the building’s ventilation and energy-efficiency goals.
