Corporate-Commercial projects typically involve lenders, developers, tenants, designers and constructors, all with a vested interest in project success.

Mechanical, electrical, and low voltage system issues include energy efficiency, first costs, flexibility, scalability, teleconferencing, and hoteling.  Building systems are complex and most projects need consultants that can clearly communicate the options, speak to different levels of building system understanding, while never losing site of the project goals.

It is common for Telios to be retained when a developer or tenant is finalizing their construction obligations to each other; to assist in establishing building systems deliverables; defining shell versus tenant MEP construction scope.  Our MEP engineering and low voltage system designs align with those agreements; assist in bidding the documents; evaluate bids; entertain and assess alternative value-engineering ideas; offer construction administration; and finally commission systems and train staff.

With existing properties and interior finish-out scope, our approach also begins with understanding business goals, and is immediately followed with, in-the-field surveying, not assuming conditions, but validating.   A true understanding of the existing systems, allows our engineering to most economically align with the project’s needs.

Engineers are not typically considered creative personalities. Telios is a human-centric firm, where our creativity differentiates us, whether it is creatively finding a way to make our systems ‘disappear,’ solving a budget challenge while being sustainable, or solving a construction conflict after concrete has been poured. Our first priority to listen and our passion for creativity combine to bring the client the best value.
